How we're regenerating Walsall

Walsall is in middle of a £1.5 billion programme of investment, transforming the borough as a destination of choice to live, work and spend time.

Transforming our borough

The Council has attracted over £230 million of Government investment in new infrastructure and regeneration since 2019, including its £68 million town centre programme and £85 million in two new stations at Darlaston and Willenhall, enhancing the Borough’s connectivity to Birmingham city centre.

Wolverhampton to Walsall Growth Cluster

There is a major investment opportunity for residential and employment-led development within the Wolverhampton to Walsall Growth Cluster along the A454 corridor, unlocked by the opening of new train stations at Darlaston and Willenhall. This corridor connects Wolverhampton city centre and its Green Innovation Corridor with:

  • Walsall Growth Zone and Black Country Enterprise Zone: priority investment area identified in the West Midlands Growth Plan and has the potential to accommodate 2,000 jobs across 2 million sqft of high quality manufacturing and logistics floorspace. The Growth Zone benefits from direct access to M6 Junctions 9, 10 and the Black Country Route, well-related to West Midlands Interchange, i54 and Wolverhampton’s Green Innovation Corridor to the north. The Council has the ability to retain business rates from Growth Zone sites for 25 years and use this to support comprehensive regeneration including infrastructure investment. 
  • Walsall Town Centre Framework: opportunities to deliver at least 650 new homes alongside new retail, leisure and cultural facilities across five Opportunity Areas identified for transformation with public and private sector partners.
  • Willenhall Framework Area: the Council is currently working with Keepmoat Homes to deliver the first 100 new homes in the heart of Willenhall, benefitting from the new train station and connectivity to Birmingham and Wolverhampton city centres. This follows Council intervention using Levelling Up Fund monies and undertaking a CPO to assemble sites. The Council is progressing plans for future phases of housing-led development for 300+ additional homes.

The Corridor is also complemented by three community-led regeneration programmes totalling £60 million over 10 years funded by Government, including Darlaston Plan for Neighbourhoods and Pride in Place funding for Brownhills and Blakenhall.
